Community Meeting Jan. 25, 2017


We were happy to have a turnout of eleven neighbors at our most recent community meeting. Thank you to those who were able to join us! Below, please see the questions and answers that were discussed at the meeting.

Q: What part of construction will be happening first?

A: At this time, we do not know that much detail. However, we will keep in touch to let you know once we know.

Q: Can the drawings on the website be increased in size? It is hard to see detail.

A: Working on it. Promise!

Q: How will a fire truck turn around if needed?

A: At the end of the lot is a city approved turning area.

Q: Who will be doing maintenance in say, five years?

A: Rush Homes will. In fact, we are under a strict 15 year contract with a 15 year extension (30 years total) because of the funding sources used for this project. We also have strict maintenance guidelines we have to meet.

Q: There have been sewage issues that the city is constantly out to fix. What will happen with more sewage going to the main line?

A: Our engineer has witnessed the problem and contacted the city letting them know they need to fix it ASAP. This may be why other surveying has been seen.

Q: Will the sidewalk be a 4% grade to meet ADA guidelines?

A: Yes, our sidewalk will be a 4% grade with flat transitions every 12 feet.

Q: Will the tenants that will be living at Old Forest Village have aides?

A: It depends on the needs of the individual tenant. Likely, some will.

Q: Will there be a bus stop nearby?

A: Yes, GLTC has responded positively to moving the bus stop on Old Forest Rd. to the end of the sidewalk we will install.

Q: Will the sidewalk on Anthony Place be on both sides or just one?

A: One side. There simply isn't room for both. We are asking the city to put striping for a crosswalk.

Q: Where will the dumpsters be located?

A: Fenced in near the end of the lot.

Q: Will there be a buffer between surrounding homes and Old Forest Village?

A: Yes. Approx. 200 feet of forest will remain behind the complex and at least 50 feet on all sides. There will also be retaining walls.

Q: How will Rush Homes know if a tenant moves extra people into their home?

A: We inspect every quarter and also will have a ten camera security system on the complex.

Q: What fire safety measures are being taken?

A: Emergency personnel will have access to the entire complex. Additionally, all of the buildings will have sprinkler systems, automatic extinguishers above the ranges, and be built with fire resistant materials.

Q: What is the elevation of the retainage pond?

A: Thirty two feet above the creek. Water will be piped down into the creek.

Q: What will lighting be like on site?

A: There will be no lights in the back of the property, other than possibly motion sensor. Each porch (front and side of buildings) will have a porch light. The parking lot will be well lit, but with dark sky lights to cut down on any potential ambient light pollution.
